Located in a secure Boat Yard with mooring costs of £370 pcm (water included and electricity based on usage) and Council tax of less than £100 pcm, the views over the River Deben are what dreams are made of.

As the tide rises and falls, every day brings something new. As does the opportunity to develop this boat further. On deck level she is fully set up to enjoy spacious living and the fantastic panoramas, including a full kitchen, recent windows, and heating.

Downstairs is an unfinished project. with the scope to make the two bedrooms your own, or to redesign the layout to create additional rooms (a further bathroom, a workshop, a store room or even a wine cellar!). With property on this part of the east coast hitting new heights, this even stacks up financially.

A survey will be required as it is noted that some work to plate the hull will be required but with this initial investment, she will be future-proofed for some time to come, making this a fantastic home or second home (Note: no holiday let/Air BnB are permitted). Please note this is a substantial vessel and work would need to be completed in a dry dock (at approx 120 tonnes she is too big to be lifted out.)

As this was originally built as a tow along barge there is no engine, gearbox, shaft or propeller to worry about so even space is maximised as there is no engine room..
